Mortgage rates follow treasury yields

Mortgage rates changing little for the week to an average of 4.55 percent amid higher treasury yields and mixed macroeconomic data.

Freddie Mac today released the results of its Primary Mortgage Market Survey in which the 30-year fixed-rate mortgage (FRM) averaged 4.55 percent with an average 0.7 point for the week ending July 28, 2011, down from last week when it averaged 4.52 percent. Last year at this time, the 30-year FRM averaged 4.54 percent.

Frank Nothaft, vice president and chief economist at Freddie Mac, reports, “Macroeconomic data released this week were a mixed bag. On the positive side, the index of leading indicators in June rose for the second consecutive month, beating the market consensus forecast. Partly offsetting this, orders for durable goods were weaker than market expectations for the same month. The net effect on mortgage interest rates was very little change from the prior week.”

Marin home prices mixed; sales up 23 percent

Marin home prices were mixed last month over previous month, the number of home sales increased 23 percent during the same period.

Prices of single-family homes were mixed; avg. down 1 percent, median up 5 percent in June compared with May, according to BAREIS MLS® – the Marin MLS provider. Of the 13 cities we track, nine posted increases, with an average of $1,070,973. The pace of home sales were up 23.5 percent for the same period.

The average selling price for a single-family home in Marin climbed to $1,056,097 in the three months ended June 30, 2011, up 12.6 percent from the first quarter. Marin home sales rose 44 percent during the same period.

Marin home prices were up 4 percent in June compared with the same month last year. During the same period, the volume of Marin County home sales was slightly less, 215 last month vs. 224 in June 2010.

While Marin’s average home price is down from last month, June is still the next highest for 2011, only second to May’s $1,080,318 record high and the median of $825,000 is a new record for the year. In addition, average days on market are much improved, 76 last month vs. 90 in May – another new record for the year. These, along with the large increase in the number of sales, are further signs that the Marin housing market appears to be heading higher, albeit slower than we’d like.
