Mortgage rates edge up this week

Mortgage rates increasing to an average of 4.81 percent from the previous week, influenced by inflationary and ongoing geopolitical concerns.

Freddie Mac today released the results of its Primary Mortgage Market Survey in which the 30-year fixed-rate mortgage (FRM) averaged 4.81 percent with an average 0.7 point for the week ending March 24, 2011, up from last week when it averaged 4.76 percent. Last year at this time, the 30-year FRM averaged 4.99 percent.

Frank Nothaft, vice president and chief economist at Freddie Mac, reports, “Mortgage rates were up this week compared to last, but still remain at relatively low levels. The rate uptick was related to higher than anticipated inflation data for February and ongoing geopolitical concerns. The 12-month growth rate in the consumer price index rose 2.1 percent in February, compared to 1.6 percent in January; however, most of the increase was due to food and energy prices, which tend to be volatile. The core index rose 1.1 percent, slightly up from 1.0 percent in January.”

Marin home prices up 8 percent

Marin home prices up 8 percent last month over previous month, the number of home sales gain 20 percent during the same period.

Prices of single-family homes were up 8 percent in February compared with January, according to BAREIS MLS® – the Marin MLS provider. Of the 13 cities we track, ten posted increases, with an average home price of $884,253 for Marin County. The pace of home sales was up 20 percent for the same period.

Marin home prices were down 10.5 percent in February compared with the same month last year. During the same period, the number of Marin home sales was slightly better, 108 last month vs. 107 in Feb 2010.

The Marin housing market continues to keep observers on their toes. In some areas we are seeing modest gains, while others are still weak. The trend overall is positive, but there’s not a lot of consistency. Despite varying statistics, Marin home prices are recovering faster than in other parts of the U.S. and Marin homebuyers should feel more comfortable. Mortgage rates are still very low; there’s a large supply of homes to choose from; and prices have fallen to near post-housing bust lows.
