Sausalito is marked by one-of-a-kind homes that fit tightly to hillsides above the sea . Real estate is at a premium in this small village, and housing costs are on the high side for the county. However, Sausalito offers one of the best selections of moderately-priced condominiums in Southern Marin, most of which offer marvelous views. Sausalito houseboats offer another affordable alternative, and a very unique lifestyle. The average sold price for 2006 was $1,632,850 for a single-family home. Because of its proximity to San Francisco, Sausalito attracts a more city-like populace than other Marin towns. Sausalito's mid-sized population mainly includes single adults over 25. Generally, residents are well educated and successful. Work is divided between managerial, technical and sales professions.

The Sausalito School District includes residents from Sausalito and Marin City. District enrollment is around 250 students, with class sizes averaging 18 students. The District has three small schools: Bayside/Martin Luther King School, North Bay School and Willow Creek Academy. High school students attend Tamalpais High in the Tamalpais Union High School District.
