Belvedere
Belvedere (Italian for beautiful view) is an ultra-exclusive community. The entire island consists of only half a square mile of land, and it is one of the wealthiest areas in the world. Surrounded by breathtaking views of San Francisco, the Golden Gate Bridge, Bay Bridge, Angel Island, Mt. Tamalpais and the Belvedere Lagoon, Belvedere is very much like its sister city Tiburon. Belvedere shares a downtown and many amenities with Tiburon. The island is infamous, and during summer weekends cars crawl around it with visitors gawking at the beauty of the area.

Belvedere has some of the most elegant homes in the Bay Area. The island is filled with multimillion dollar homes from top to bottom, and each one was built to have a beautiful view. They include a trove of different architectures, ranging from the massive Queen Anne and Mission Revival homes of the 1890s to more modern Japanese-style and Mediterranean villas. Housing costs in Belvedere are the most expensive in Marin. The average sold price for 2006 was $3,138,867 for a single-family home. On the whole, home values have remained stable.

BELVEDERE SCHOOLS
 

The Reed Union School District (RUSD) serves the southern Marin communities of Belvedere, Tiburon and a portion of East Corte Madera. It is rated in the top one percent among California schools. District enrollment is around 1,070 students, and class sizes average fewer than 22 students. Its three school sites are located in Tiburon: Reed School for kindergarten through second grade, Bel Aire School for grades 3, 4 & 5 and Del Mar Middle School for grades 6, 7 & 8. High School students attend Redwood High in the Tamalpais High School District.

WEATHER
 

Belvedere is right on the water, and it also gets some fog rolling in from the bay. It's a little cooler than neighboring Tiburon, with average temperatures ranging from 40 to 70.
